Applicants
The houses will be available for viewing at an open house or by appointment only.

- Amount of income: Total verifiable gross monthly income of all adult occupants must be at least three times the monthly rental rate. If income is less, the applicant may still be considered if it can be demonstrated that the applicant will be able to meet the rental obligations. In some cases a co-signer may be necessary.
- Employment: The length of time at a job, and/or the stability of other sources of income will be considered.
- References: We reserve the right to check previous rental references. If we receive poor references we may deny the application or require a higher security deposit and/or a co-signer.
- Credit: If we receive a poor report we may deny the application or require a co-signer. If the applicant has ever been evicted or sued for any lease violation, the application will be rejected.
- Background Check: We reserve the right to obtain any kind of criminal record or conviction.
Applicant must furnish a photocopy of valid photo ID or other form of official, lawful photo identification, issued by a governmental agency. You ID can be emailed using this form.
If your income, credit and/or rental history do not meet our qualifying criteria such as: meeting income to rent ratio guidelines, established credit history, and previous rent history, then a personal guarantee of rent may be requested for the application to be considered.
If we cannot verify your monthly income by calling your employer, then we will need one or more of the following:
1. check stub
2. payment voucher
3. bank statement
4. grant or financial aid letter or notice
5. If self-employed, previous tax year return, or other financial information verifying your income, such as 1099’s.
Selecting an applicant is a multi-step process.
- You complete the application in full and supply all requested information.
- We verify your information.
- We rank the applicants based on these qualifications.
- The applicants that rate the higest will be our first choice.
- If the first set of applicants are no longer interested, we will move down the list.
Tenants
You will only be billed for repairs if the repair was a direct result of actions that were the tenant’s responsibility. Contact the property manager immediately to report problems or for repairs.

Rent is due on the first day of the month. Rent is considered late on the third day of the month and subject to a late fee.
